I have read Amanda Han's tax book (first book) and started on the Advanced Tax Strategies and don't really see this mentioned. 

Probably, but "you can get away with it" isn't a long-term strategy. 

As I continue to gather up my strategies & game plan on investing out of state, the more I think of which investment makes more sense for myself.

Spent a year (and counting, lol) fixing it up but I personally love the strategy for acquiring new properties.

As a private lender for first time borrowers, I want to see low LTVs <70% and a good grasp on how the deal is going to go, what exit strategies are possible, and realistic expectations.
