welcome to the community I am a rookie investor as well i have been to youtube University and there is tons of cool investment strategies to use out there but if your going the licence route you may want to try howard hanna realestate services and also start attending the fria groups real estate investers association i have been going for a few weeks and i have learened so much about the local market and it provides very good networking opportunities with other rookie investers and veterans in our local markets again welcome to the community

If its still blowing hot air and not cold air, that means the furnace still works.. so the issue is likely just in the cooling part of the system.

I predict the vacation rental market will cool significantly in the Asheville area over the next five years primarily due to an insanely sharp increase in available rentals (we're already seeing significant softening of demand) , and will then tank if we get a recession.

It would be one thing if the landlord disclosed that he/she would be placing a surveillance device in a common area for the purposes of security, but I can see why it would bother a tenant (and, quite frankly, the landlord) that one tenant now has surveillance over an area of the premises.

Cool beans.What would happen if you took that same $6,000 over the next 6 months and used it to take people out to a $25/person kind of restaurant (in my market that would be pretty great, not the Ritz) and have lunches with people in your market, possibly even past clients, and build relationships with them by adding value to their lives and getting to know them deeper over a tasty meal?
