As a first-time rental property investor, I am currently in the process of evaluating a potential investment opportunity and seeking guidance on an aspect of property layout.

Depending how much you earn you can step up those savings by getting a side-hustle in any part of real estate....working for a top Real Estate office on weeknights and weekends, working for an RE Investor, working for a General Contractor and learning a few skills, etc.

Those are all computer algorithms that can't take specific details into consideration like paint color, flooring, countertops, room layout, quality of neighbors, and many other factors.Use their numbers as a beginning analysis but then actually look at comparable rentals on the market and compare them to yours.

That book led me to The Book on Flipping Houses by J Scott, and I am now in the process of reading The Art of the Slow Flip by Scott Jelinek.

I don't think the sheriff will do anything without an eviction having been processed which it doesn't sound like is necessary here.As for the cameras, I think Ring is probably your best bet.

The whole "comp" process is inherently opinion-based and subject to variance.

I have questions regarding the DSCR loan process and the associated closing cost.

That said, if the property is of serious interest to you, to the point of potentially writing a LOI, it's worth your time and work with a local commercial broker to walk you through the process.
