Thank you @Nathan Grabau if I was to go this route the master bath would be renovated before a tenant went in, however other renovations around the house (new floors, guest bathroom upgrades, update cabinets in kitchen) would be worked on.

i haven't had a tight deal but a few things I do is I dnt replace kitchen cabinets, unless jacked up I just paint them, put some new fixtures on it and call it a day.

Some of you might know this but some might not, But the ROI on painting cabinets is so much higher with painting, Especially when using a spray guy, done by a professional, and it still will cost you a faction of the cost of replacing cabinets .

Things like windows, cabinets, and counter tops you will get a sense of after doing a few, but you can always take the measurements and take them to actual fabricators or suppliers to get quotes for your first few until you have a good idea in your mind how much a space will cost.
