It's a lot like a mechanic....they can all change oil, and maybe they charge close to the same fee for it....but is someone going to try to sell you other things? 

Due to peaks in the roof, square footage is difficult to measure, but I believe it to be over 100 sq ft at areas with the ceiling over 7 feet.It is currently unconditioned space, so I was thinking of adding baseboard heaters. 

I can't believe this isn't done more often.

My agent believes in Virtual staging with no open house and allow serious buyers to visit as they please.

I agree with the others, I believe that diversification is a good thing. 

We went under contract within 2 weeks and I see parts of Decatur on the upswing again.Either way, there are still many ways to make money in this market and I still believe there are buy and holds out there.

I believe you are counting taxes and insurance twice in your calculations.  

Typically I repair my own appliances, however, I believe the problem is beyond my knowledge.
