Get outside and look at property, if you see for rent signs call the number, get used to talking to people on the phone and face to face...there is so much more i can write but it will take a book.

Each city is different and I don't believe they charge for an inspection of a suspected problem.Tell them you are facing the end of escrow and ask them to please expedite an officer to the property.

Let's face it, most new flippers has a very limited knowledge of remodeling or what us flippers call rehabbing.

It covers you correctly and will get you face time with a new member to your team that you should have BEFORE you start in this profession. 

Was considering brick facing the bottom half of the house but it's quite expensive.

Your right I definitely can't be giving legal advice but I'd like to be versed in it somewhat to give them an idea of what they are facing.

I also pick rents up in person (gives me face time at least once a month to check for any issues they need addressed, and I also get to see the unit close up).

I agree with this theory for many reason to include that relationships can develop better when individuals can meet face-to-face and local banks help the local communities.
