I suppose you could file mechanic's liens on the property.

I suppose you could just register anyway but it might pose a problem in areas where they also have rental inspections. 

On the flip side, a partnership structure is supposed to be a much more protective way to hold your properties.

There is so much to learn that is not only the "how it is suppose to be," but also the customary way it actually gets done.

I suppose "wait" is a four letter word in real estate investment:) I just meant because this isn't a mainline business and completely a discretionary investment, I need to be extra careful and seek out really good deals.Regarding financing options, again, since this really is going to be a marginal part of my portfolio, I do not want to sign personally if I can help it.

As far as Tampa there is a lot of money going into downtown thanks to Jeff Vinik who owes the local NHL team and 24 acres downtown, channelside( outdoor mall) and now word is one of Bill Gates investment firms suppose to invest another billion.
