Good news is rates on FHA loans are fantastically low because of the direct government guarantee. i think this will likely be your best bet for a multi-family purchase unless you have the means (and want) to put more cash into a purchase.

If you're doing something major like moving walls, adding a deck, or doing extensive electrical, I'd get a permit and ask for help from a licensed, experienced contractor. 2) Look in the Education section for business plans. 3) I'm not sure about the transfer piece but I bet you can find your answer in the forums.

It really depends on the type of contractors you're looking for and where those types of contractors tend to shop.I'm guessing it depends on the size of the area, but all the building suppliers are good bets where I am.
