I think its wise to always add value to a property and small things like increasing the curb appeal can help you attract a higher quality tenant.

@Gareth Meaker If I could speak on Nashville, I would caution you to not write off the entire area as being "too hot to work".

One is that they will know FAR more about the local codes and regulations than a contractor as well as knowing how to design something that is reasonable priced but looks high quality.

I came across this property in the Bronx that is under HPD. Does anyone know how to find properties currently in any of these programs (7A, AEP, etc.)? And has anyone purchased these properties for investment?
