Every institution has their own "overlay" on top of FANNIE that can move DTI up or down, some go as high as 50% depending...Non DTI lenders: once you have a few FANNIE loans even way shy of the max 10 you run into these DTI and not mentioned yet "reserves" limitations.

At 6.6% cap, this should be priced in the ~310k-330k range. so i request detailed income / expense - got it and discover that reported expense is only 25% of gross. there's no market in the world, where rental property expense is only 25% of gross (and if there's, nobody will ever sell such property), but the broker took the number 30.5k and arrived at the asking price using that reported NOI.

There's no guarantee that you wouldn't get a fine if DOB gathers that the unit is actually occupied as an apartment, but it does happen that people who attempt to legalize existing illegal conditions before they are discovered by the city avoid a fine.

MLS certainly works. if you want to improve the accuracy and avoid the 'spray and pray' method above, you should try to invest into building local relationships - i'd suggest you first find a PM in Indy - you will be surprised to discover that local PMs catering to out-of-state investors operate differently from ones in CA.
