as @Justin Polston already mentioned I would see if they owner is open to a seller finance/subject to deal with a 10% down payment and see if he would be willing to give you guys terms and then do a balloon payment in 3-5 years once you've had time to stabilized the property and refinance.

That should only be in a lease if you are renting to someone with diplomatic immunity, meaning they are from another country and not subject to our laws.
