My advice would be to create relationships and go for a win-win approach. 

I am surround by hundreds and hundreds of clients that have been winning in SD for 19 years that I have been in the RE game that are very active RE investors.  

And then we have all the 'market crash' opinion posts that don't help at all with how to win at investing.  

If it’s lower it’s our win, but we prefer to be conservative especially on a single unit as it’s not uncommon to have a month without a tenant if one moves out

Winning (getting a judgement) is relatively easy.

So flip it , learn save then go on your ownGood Luck PS do not pay more than 100k, all in 120kish, add 5k for you, so 125k, leaves about 40k im profit, win win , 

Hi @Mollie Hess- for a house hack I would consider it a win if you can live for free or even for a couple hundred dollars a month.

You win some and you learn some... either way you're moving toward your goals.
