Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Income - rent, pet fees, any other tenant-paid fees (not security deposits)Expenses - mortgage interest, taxes, repairs, capex, etc.

If you allow pets, even with the click waterproof floor you will have a problem with the odor bc the accidental tinkle will leak between the clicks into those little grooves and it will continue to smell, especially if you/next tenant doesn’t have pets.

Iowa has a few more renter rights we deal with when it comes to pets.  

Ask about pets, number of people, are they under a lease agreement at this time, are they on rental assistance and if so, do they have their voucher approved and for how much.

If I allow pets they want more or they bark figuratively speaking. 

For mid-term rentals that are houses with yards and pet friendly, what do you typically do for lawn maintenance?

Although we love pets, our STR is not designed to be most pet friendly ( white couch, lighter shade chairs, etc).

I talked to them again and they said they didn't realize it was a rooster when they got it but their kid considered it a pet and they could not get rid of it now. 

If they have pets it is nearly impossible due to pet food and water that is kept out.
