Haha there was nothing better because I was able to share my passion with my kids. 

I have been managing car dealerships since 27 years old--1995--but have always had a passion in RE.

Not only are they SO informative, but your passion for real estate truly shows through with your enthusiasm.

I am just excited; I have finally found my passion!

Being interested, passionate and knowledgeable is much more valuable than just knowledge.  

In particular @Dwayne Jones has a personal goal of rehabilitating the C class areas you are referencing, and actually made a passionate post about it recently.

Within the last couple of weeks, I have had quite a few people tell me that they absolutely hate their 9-5 day jobs and want to quit to then focus on their passion or rather growing passion in real estate.

I wish I worked in residential architecture as that is my passion, but it has been my experience that residential architecture positions are hard to come by.
