I used to buy almost exclusive from wholesalers and over the last 9 months it has shifted tremendously. 

If that question is tough to answer, spending more time learning about the industry as a beginner probably makes the most sense.

That being said, you might want to consider living in it for 2 years to qualify for hte sec121 exclusion, as limited as that timeframe might be.That all being said, its really tough to give you answer.

I was working with ECs and GCs all across Chicagoland primarily focused in the commercial and residential markets with a small amount of industrial.

I wonder if going heavy into the "gaming" look may lose my credibility, however a nice touch of it will say that you're there for THEM and the industry.

So, an owner could enjoy the property and in 2+ years sell it for the appreciation and take advantage of the sec121 exclusion. 

The Federal Govt provides the liquidity to the residential lending industry via these quasi gov't organizations buying "conforming loans?"
