Landlord will allow Tenant to host guests on the premises for special occasions and short periods of time and Tenant agrees to accept responsibility to ensure guests do not violate any of the terms of the rental agreement.

Or will they ensure the filters are being changed on your HVACs as often as they should (which can be important because it’s one option for managers to enter legally, to make sure there’s not other more egregious breaches occurring inside the units like unauthorized pets, etc).Most managers are in fact humans, LOL, and will act in their own best interests first.

Presently, as part of the lease signing process, I ensure to thoroughly explain this clause to new tenants and obtain their initials for acknowledgment.

Most Tenants and Owners are great and by far are rockstars but every now and then it amazes me that we'll get an owner that hires us for our experience and expertise and then tries to step in and "co-manage" or want things a certain way aside from our system... we call these time wasters and quickly say 'no thank you'... we have too many GOOD owners and tenants we have to focus on and important things like running a reputable business and ensuring properties are taken cared of for this -- based on data and experience... not opinion.

S2A claims that they are modeling it after franchise models like McDonalds, but thats BS, in my experience franchise model is needed only when you need the investor to be involved with the day to day business to ensure quality/operations.

Once you've identified a shortlist of agents, I would highly recommend interviewing them to ensure that they're the right fit.

What should I do to ensure I invest it properly and have 5 Million dollar in 5 -7 years in asset with a 6-10 K a month Cash flow.

The first step, in my opinion, is to ensure that whatever you do as an investor, it is consistent with your current and long term goals.
