The house was in decent shape, but this reno included all-new kitchen and bathrooms, some hardwood and drywall repair, a lot of paint, and exterior and landscape work.

That one I did a complete remodel including new flooring, landscaping, roof, and 3 bathrooms.

Exterior paint, front porch, retaining walls, landscaping items... 

They have a very different demographic for some reason. 

Personally, I purchase properties in several states and never waste one minute looking at demographics until after I find a property that meets my numbers for my return on my investment.Almost every major city has war zones and properties I would not purchase for any price because I always envision myself strapped with an AR-15 when collecting my rent.

The owner has one unit for this gc/landscaping business office and the other units are rented out.Then there is mixed use. 

If you can find a place thats just cosmetic you can update the kitchen and bath, flooring, landscaping yourself with "rental quality" finishes and after a year or two have enough equity to buy your next home and start renting the first.

I have talked to one of the policymakers in HCD over probably 50 emails, the Department of finance, city Mayor, City attorney, the Californians for Homeownership, Regional Affairs Officer, Orange County,Southern California Association of Governments (SCAG), Orange County Projections (OCP), the Center for Demographic Research and still haven't anyone to help me but I still searching for someone to make the city understand.

I think some strategies will work better then others depending on the demographic and situation.

Or, if the three businesses are in totally different fields (like if you own a pizzeria and a landscaping company), collecting those businesses onto one site may be detrimental to your ranking.
