I just kind of treat any value increase as a nice bonus on top of the core deal terms. 

Spending your (I assume) hard earned capital to invest in a place for others to live is a big deal.

We were in a similar situation to you in 2020 when we were looking more for what we wanted vs. necessarily a knockout deal.
