@Lindsay Wilcox if you do something illegal with a property the way you get caught is when you get xways with a tenant or former tenant (ie. deduct damages from SD at move out).

Not sure if it'd cost more depend on level of damages but shop around.

Sorry to hear that the market is getting tough for you guys.I'm wondering if the new mortgage regulations that rolled out for first time buyers will have any effect on the process -- hopefully eliminating those in the market who don't actually have the assets to be a serious investor.

Concerns are: cracks in foundation, hot water (radiant) heat is suspect, electrical in each portion of the property needs to be redone, plaster ceiling in carriage house is crumbling at its center suggesting water damage to the roof.

The 50% rule will under shoot expenses in these type of units because typically you have MORE damage and things in a $300/month apartment cost the same to fix as a $900/month apartment.

Whenever there is a bargain to be had or profit to be made, investors and businesses should step in, buy up the bargains, offer lower prices in order to gain market share, and effectively make the prices more fair to consumers (in this case, renters).
