Keep in mind they will use 75% of the monthly rental amount to offset the mortgage payment (i.e. the fair market rent is $2000/mo, the lender will be able to use $1500/mo as income to offset whatever your mortgage payment comes out to).DSCR options are great if you CANT qualify for Conventional loans.

I know they can be financed just like a stick built construction loan, however, my credit union is not doing construction loans right now and does not have a time frame for when they will (SECU).I want to use the land as down payment if possible and finance the modular and the site prep for it.Looking at getting a new modular duplex or a SFH.

I currently have a tenant in a home I am managing, I have been using Avail and as of recent I don't like the platform, I have noticed that my tenant like to edit the payment after the due date and that makes the collection date longer (Avail takes a whole week or more to get the rent in).
