Any current rental property owners that can give me details on the cost of rental license and inspection fees in Lansing, MI?

The facility is underperforming and it should be a good opportunity to buy it while the price is "low" (asking $40 million, with a solar farm that is currently being installed) before the "Silver Tsunami" hits over the next few years.

That street is definitely in a transition phase and given the current market conditions in my opinion you would have to discount units in that building to a point where it wouldn't make sense as a STR.

I’m currently using PropStream for land leads while checking Zillow for best sold areas.Anyone have a solid solution they are using or recommend?

I currently have a 4 Plex under contract for $750,000 in a nice part of Phoenix.

Current value on the larger property is worth over $540k more than my acquisition and rehab costs.  

Looking for recommendations on verifying tenants employment and current/previous landlords.

Long story short - you cant just take the current effective tax rate and apply it linearly to the new price - there are fixed and variable components of property taxes so it wont scale like that. 

The problem is I currently do not have enough for 20% down, especially in a high COL area in Connecticut.
