The pain she is in is deep and I believe there is a way to structure this deal to alleviate all her pain and make some money/acquire a property with creative finance.

Sure, some modern building methods are far superior to what was used in the past, but lots of building methods used today aren't nearly as robust as in prior generations (ask an experienced GC). ....Additionally, a new house is still in its "growing pains" phase, and a lot of serious problems can emerge in the first few years of ownership--e.g.; foundation/structural settling, improper water diversion systems creating rot, etc. 

What if it's a great house, but it's a block behind the railway or at a stoplight intersection so heavy car traffic getting in/out of the house.

I hadn't thought of the pain in the butt it would be for everyone after, say, two people moved out, and three moved in.

Then have a local real estate attorney review it, to make sure you have all required language & clauses and didn't leave anything important out.Short-term pain, for long-term gain!
