They tend to build a veneer front and sheet metal sides and back and be off the beaten path a little bit because they do not want to pay per sq ft corner money.Having said that there are generally more buyers because they are cheaper to purchase. if  a Dollar Store goes dark the second generational tenant pays less for a sub-prime location.

Hey guysI agree it is very hard to find a MFR for a reasonable cap rate, but in my opinion, there are spots within treasure valley where you can still get a SFR for double digit  cash on cash return.

MattI am a licensed modular retailer and investor of wholesale RE.20 Years in the industry.Previous statements are incorrect.A mobile home or manufactured home is a "HUD Label "structure which is designed for affordable living and the financing is somewhat tuffer for the buyer depending on credit.They have a metal frame underneath that is built in the home for transporting it to the site.
