I'm guessing this is something else, especially new investors, must be wary of, as it seems it would be very difficult to get out of being in the HOA, despite never signing anything to it.

It boiled down to looking at it for the long term play, not the holy crap 4.5% fee that goes through your head initially.I guess in this case it really doesn't make sense to pay such a big fee if you can get a 20% down deal.

Family got into real estate after the crash and we have been acquiring mostly buy and hold properties ever since (23 and counting)Technically I guess I'm a real estate broker now but I mostly do SOI deals and investor deals for myself and other fellow investors but it's mostly a fun side job that anything else.Really looking forward to getting to know everyone and learning!

I asked how he guessed this and he said: “...every landlord I talk to who seems to enjoy it, and wants to take on more, has 1 bedroom units.”Now, I know all real estate is local and every market is different, but I thought this was an interesting observation and have wondered about it ever since.

I was surprised when I saw less than $5k for "HUGE", because I've seen 10's of thousands past due per unit in the SF Bay Area, but I guess it's all relative to price.
