I understand exactly what you are saying and that is definitely someone in my situation (With nothing but a beat up car, good credit score, and handful of investors) can use as a loop hole to afford such a down payment right out of college.

The problem is neither of us has a good income during school and I have good credit, but I have only had a credit score for a few months so we would probably need a cosign on a loan.

@Tahiv GranthamI usually look for one of the following:Low credit score Job history Tenant history In my opinion these three give a good idea of the kind of tenant your getting Low credit score If the tenant has a low credit score is it because of a short sale ?
