Property is under the 1 % rule, and your expense #'s look a bit low.

I just read about the 70% rule in this article: https://www.biggerpockets.com/renewsblog/2012/12/0...Sounds like a good rule to follow, but also need to consider timing from close to close like you said. 

Hey BPWhen looking at doing a househack on a Duplex- how do you typically apply the 2% rule and the 50% rule?

If rented properly and following the 1% rule you can make very good income.

As a realtor, there are likely laws in your state or ethics rules that you could be breaking, or at least blurring, by attempting to wholesale as a realtor.

@Pete Tam I though the same as you thinking getting my lic would help support my own interests, be able to make a little extra money on the side and use the tools realtors have access to.
