I live in the country so properties are rather cheap (admittedly I do have limited knowledge about the state of my market) and if i could qualify for one I'm positive I could find get at least a 3 bed 2 bath for a 400 or below monthly mortgage payment, which I will be able to pay even if I'm not able to find tenets.

People always want the hot areas for rentals, when in reality, those super hot markets appreciate so fast that the taxes/insurance eat up your cash flow more so than you can raise rents so your not able to hold them as long.

The idea is that a Class B investor might not make as reliable a yearly income as Class B, but the total returns (and, thus, annualized returns) can be notably higher.The Problem: High LevelGiven all that, I find myself wondering: as a Class B investor, why would I ever want to invest in such a deal knowing that my return is potentially compromised compared to a deal that did not have such a split?

Thanks for the suggestion, Account Closed While I think that BiggerPockets is an awesome place filled with massive amounts of information, and I would LOVE to have my company take the credit for the surge in RE Investing interest, this market has a combination of a lot of unique factors that have all come together into one, giant upswing.The flipping shows on TV, the "free" guru seminars, the stock market being completely out of your control have all directed investors towards real estate.
