I’m not sure about the small brokerages but it is my understanding that the larger firms don’t make all that much from the agents, they make their money from their associated Escrow, Title, or other service business for the industry.

The 3 main reasons I would like to remove them are: their rent is way below fair market, they are very filthy/hoarders, and I want to renovate the entire property.

Our situation is two fold and is as follows...Although to date we own 2 rental properties and have done 1 flip, we want to do a house hack/ renovation for our own primary residence to live in, build equity + possibly sell 5-10 years down the road.

Someone buying 20 properties per year needs a larger funnel for their deals, and then likely needs many avenues to feed them those deals...multiple agents, wholesalers, direct mail campaign.
