I'm mainly house hacking to get equity build up so i can use that for my next investment . 

Does anyone know of any meet ups in this area?

I ended up landing an 2 unit deal.My strategy is ok for now, as I only need 1 to 2 deals a year.

They also just got hooked up with houses flipping spreadsheets.com, the owner of which is also here on BP.They seem to be pretty well connected with BP I'm sure some here has done a deal with them.

I am looking to partner up with an investor that has the experience from that perspective.  

an advantage might be something like:-used to live there and know it well-it's close by-have friends and family there-like to vacation there / want to own a second home thereif i were you, i would pick a market you can go to in person often, or at least in the beginning when you can look at properties and set up your team. 

You can also require a paren on the lease for any student as a back up to cover damage outside the first. last and security.
