Through 2013 the Mortgage Debt Relief Act protected owner occupants but that expired at the end of last year so I've yet to see how that's going to effect sellers this year.

If you truly are concerned you need to get the individual units isolated like @Steve Babiak said BEFORE it warms up or you will have water damage to deal with on top of damaged pipes.

Trying to get an idea on cost to fix sinking floor, its around 400 sq ft area that needs repaired... the ceiling leaked where two parts of the roof met, so the back part of the house is damaged its a bathroom, laundry room, and bedroom house has no basement under this part of the house, anyone do these repairs or have an idea on cost thanks

Transferring a property to an LLC is common practice now a days and doesn't effect their rights given in the mortgage at all.

This prevents things like "the LL said my security deposit would be applied to my last months rent (no your SD is for damages and will be refunded AFTER the last months rent is paid and any repairs are deducted), "the W/D,fridge, stove... are mine not the previous LL's", "I signed for $500/mo rent but the LL said I only had to pay $400 as long as I mow the grass and do the snow removal" ect2) Now you need to know if the LL might have placed higher than market tenants using some sort of a teaser "no SD required" or " free first months rent (but higher than market rent for the remaining lease term)".
