I love when Tenants blame their life issues on the Landlord instead of taking personal responsibility.Recommendation: in the future, keep all this communication in writing and avoid speaking to the tenant verbally.

(This does not mean you have to have handmade gift baskets for every guest; it mostly means being prompt and clear with your communication, responsive to any issues, and providing a clean, comfortable place to stay that is accurately reflected in your listing)So, while I know we all want plug-and-play numbers, there's too many variables for something like that to be effective; this is what I have to offer. :)

However, I do not think this needs to be in the very first communications with the listing agent.

Initially, you may want to make this “$0” until you are comfortable with your PM, and also layout the preferred method of communication – I suggest written so there is a paper trail.

I cannot (and would never) communicate with the tenants that until I am the legal owner of the property but the P&S has strong language that no lease can be amended, extended, colored blue, etc.

I’m very concerned with the lack of communication here.

I understand not every individual I talk to will deal but just having a starting point helps with communicating with these agents or getting a contract ready. lol these beginning stages are the worst so if anyone has helpful advice I could use today please share. thank you

Perhaps at that point it is a leadership or communication problem.For example…The engineers had a high certainty that the O-rings on the space shuttle Challenger would fail but they were ineffective in communicating this to their management.
