I guess my question is how does it work at closing.

Then decide if its for you , I teach folks how open ALFs for free friends of my wife nurse and others 80% run away when they hear what it takes 10% said they'll think about it and 5% do it then out of the 5% half close them or sell them in first year.

Most of that here will go into the downpayment and closing costs and even then, especially if you long-term rent out the property, you'll likely not cash flow much at all even if you self-manage.  

So the situation is that this happened very close to the end of the lease so i don't have much time.

We're hoping to sell the condo's for as close to top dollar as possible.

More importantly, there no great bargains there…people are paying at or close to market value.
