Threw in a few quick formulas to show me the rent to purchase price ratio 2/(Purchase Price / Rent).I'm keen on BRRRR so I plan to add value and buy under market so I would expect my own PP to be lower, boosting these ratios up, but I'd rather be conservative to start.

Contactless (online) payments is a big deal given the current state of things during C19, especially with the right platform that allows your tenants more options (ie. debit/credit card option, ACH payments, or even expedited payment processing, along with rent/payment due date reminders, and the ability to report positive payments to TransUnion in order to give your tenants' credit scores a boost; this acts as an added incentive for them in the long run as well).

@Steven Crosby  as long as your actually closing and not assigning the contracts then I think your letter is fair.. if your just using it to enter into a contract with say a bogus pre qual from a HML who will give them to anyone for a small fee or for free then no I think its right back to the old bait and switch routine which is well let your moral compass guide you on what it is.if your closing then I like it.. when I did pre foreclosure work before they basically made it illegal or unprofitable out here on the west coast.. many of the letters I would see in peoples homes that they shared or when I bought them at court house steps people would leave the letters on the counter.if someone is in foreclosure at least in that time period they got no less than about 200 plus letters and post cards.. the ones that make you gag are the ones that come off.. " Mr. home owner I was just like you I too was in foreclosure so therefore I know what you going through.. blah blah blah.. " and when they see about 20 of those with the same message even the dullest tool in the shed can realize 99% of the direct mail are not people out to save the day for this poor unfortunate family.

Sure, if I leveraged them I would boost this ROI to the mid to high teens however I have a good amount of leverage currently and like the fact that if I need cash in a hurry I can always pull cash out and re leverage.There is no right or wrong answer hereBest,Chris

The main point is that I need a way to boost the income at the front side of the deal by taking some type of action, and then I have a wider cushion if income drops due to market conditions that I can't control.
