great question...Aron, there are several paths up the mountain, but if you can afford it, I would say reading and learning all you can and then, most obvious, is buying a modest cash flowing property, hard to beat as a learning experience.....and today the down payment may be far less than formal college and even comparable with some guru courses if you are in an affordable area...
