Looking at every zip code in the US, here's what I discovered for an entire place with at least 1 bedroom and internet.Gross Monthly income assume 100% occupancy (x * 365 / 12) Typical hotel occupancy range from 60-70%.This data doesn't take into consideration local laws into or seasonal demand profiles, just places where there are a decent number of low cost properties and significant population base.

My present day job has trained me quite well to read people and their level of truthfulness.If some of the property is where I believe it is, the land should be fairly valuable and if a couple of the restaurants are what I believe they are, they have been in place for years and one of them is somewhat of an institution in town due to it's age...think a diners, drive-ins and dives type of place you'd see on the Food Network.

Also instead of doing a thorough walkthrough on the tenants move out, I just gave it a once over and didnt discover this problem till a week later.
