Different accessories makes good sense, especially for different tasks that could arise in the future.

@Ben NA, Sec 1031 as a federal statute does have some unique applications on a state by state basis. 

I understand there will be unique aspects of each rental property that I will need to fill into my application but not sure when to make these document .

It has a lot of advantages to support the concept you are outlining where you have a parent and several child LLCs that serve the same asset protection concept w/o the hassle of all that comes w/a unique LLC. 

It doesn't need to be 50/50, but flipping is a lot of work and if you can divide and conquer many of the tasks, then it becomes a lot more manageable2.

One thing that's really helped me was creating instructional videos for every task I want done, saving it in Google Drive and sharing only the necessary ones with the person assigned to that task.

It was the turning point in our investing career, we were free to go find deals negotiate do high dollar tasks.
