I know someone who hired a "professional" who found them a well established professional tenant who had a track record of paying 1-2 months rent and then living free 2-3 years while fighting evictions in court with every trick in the book, all because this professional leasing agent didn't do any background checks.

And run it long enough to be sure drains aren't blocked - a loooong time with all faucets on.Mark's idea of a pressure test actually could tell you more than having the water on, i.e. broken pipes that are hidden or under ground.Electricians always have tricks to get around no power.Just be sure to have plenty of light(a powerful spotlight type) so you can really have a good look.

one more little trick on getting as straight of cut as possible is,,,clamp a straight edge guide on back of item cut so the edge of the saw runs along it,,instead of following a eye ball line. can use scews or clamps or a combo so it for sure doesnt move
