For those who have purchased buildings with tenants in place:- What are some things you wish you thought of before closing to prepare (and I should start to plan for)- What makes for a smooth transition to a new owner- What are some things I should be doing in the next month and a half to prepare - What wisdom can you share with me from your experiences!

And was finally told that they were working on getting the signed contract from the seller but that the servicing agent was in the process of being transitioned from Cenlar to Rushmore and that while Cenlar didn't have the 'file' anymore that Rushmore hadn't 'onboarded' it yet. 

@Russell Brazil What are your thoughts on starting out part-time with the intent to transition into full-time?

Easy way to ease the transition of being a home owner and also getting experience with tenants as well.

For duplex to triplex they do want an off street parking spot for each unit, though this clause can be waived if you're within a certain distance of major public transit or bus line, which I'm pretty sure I would be.
