I would evict.Can't keep a tenant based on constant lies and deception.

I have found an agent I really like (my second in Richmond), but the problem lies with my partner.

You have to clearly spell out where the responsibility lies-- skill that was most difficult for you to learn - When to DIY and when to hire it out.  

They cannot refuse or lie about it. 

Wear and tear as NOT new when moved in, also a lie as upstairs NEVER had any blinds, only 1 was ever damaged by me but still wear and tear.

It is completely renovated, "turnkey" and fully occupied, which I think would be a nice touch for my first step into the multi-family world.The problem lies in the numbers.

One of these days, you'll have the technology to be as technologically advanced as the guys in the video below . . . ;)

Fraud, lies, deceit, are just some of B of A’s well earned trademarks.

Far too many start wholesaling because they read somewhere it can be done for nothing (a lie) and that its where newbies should start (also something I disagree with).You also need a good "why" if your why is lousy, you'll never succeed.
