IMHO,  its a buyer market and you can probably find some good deals out there with some decent margins. 

I assume metal roofs in general are more expensive so thats why builders, flippers, roofing companies push them because they are better for their margins, but if you are planning on holding the asset for the long haul I have to think metal is going to last way way longer. 

However, a year ago, I opened a brokerage here in Tampa called Investing N Florida, where we manage short-term rental properties, provide training for agents on selling and purchasing investment properties, and specifically equip our agents to work with investors.

Mario,Discuss with the agents the specifics on the property (ie age of roofs and systems, claim info, pets, pool, etc.) before making any changes.
