I decided to continue with MI because of their amazing reputation and asked for more info.

I decided to reach out myself to the agent to get the story on the house and was told I could submit an offer which I did subject to inspection and my walk through.

Eventually, we decided to buy our home where we would raise our kids and grow old.We debated on selling the tri-level, but decided to rent it since we already had the house and we would not walk away with much cash.

My background is more in the buy and hold realm and I would be a mostly passive partner if I joined the deal.I'm trying to run the numbers and decide if this deal makes sense to pursue further or not, but it's hard to know what I don't know.Any thoughts or advice you could provide would be appreciated!

Decides to keep it, and what not?

Of course this could go up or down, depending on your board of realtors fees and if you decide to purchase leads, etc.  

Let's say a seller decides in January that they don't want to sell the property.

Many people say they will wait and never end up doing anything.I was in your shoes 2 years ago, couldn’t find what I was looking for in Tri State area so I decided to go to the market as a novice not knowing anything about Charlotte just the research that I’ve done and planted my roots.What I do is I buy for Positive cash flow now not for the future, I don’t even consider appreciation that’s the icing in the cake a bonus.If I can get the positive cash flow/ return I’m looking for now I pull the trigger.The way I see it when the market turns and becomes a buyer market I will be a more season investor and will be ready to bounce on great deals.

BUT it would also be pretty easy to put an entry door there (it's right off the driveway) and make a mudroom.I imagine that whether we decide to rent or sell makes an impact on the decision... my gut says that renters can deal with not having a mudroom, but that buyers might really want one (I know I did in my house, had to add one!)
