In fact, if I had 3 separate leases, and I had to evict the whole group, I had to do 3 separate evictions.Not only did this save me a ton of money, the good tenant who wanted out was so thankful to me, as he was an auto mechanic, came by to do a free job on my car for me.Also, the are rooming house regulations in my area that prohibits 3 or more unrelated people renting together.

Like a few have mentioned, if you have purchased with new mechanics, the rehab items should last longer than the estimated 10 years (mechanics aside from water heater, although the water heater could last beyond 10) making repair costs less than the 10-15k number within that span.

What happens to the EMD is in the contract... and since there are agents involved whatever OP is dealing with will likely be governed by the scheme the local Georgia Realtor association stuck in the form contract.Of course, next time OP wants some other mechanism for EMD credit/default/forfeit/release to occur (certainly worth considering!)
