If your remodeling was substantial where structural work was done, high level of electrical, plumbing and mechanical then an inspection of all the work will take place.  

The city requires an HVAC contractor to install "Mechanical".

Tampa and I always worked with my Handyman and AC Mechanic etc. to learn all the things about building and maintaining my Rentals.

Because the property valuation mechanics in non-income producing property are not based on income, and while SFR can be used as a rental, FHA, Fannie, and the wider secondary market doesn't think of them in this way.hope this helps :)

In fact, if I had 3 separate leases, and I had to evict the whole group, I had to do 3 separate evictions.Not only did this save me a ton of money, the good tenant who wanted out was so thankful to me, as he was an auto mechanic, came by to do a free job on my car for me.Also, the are rooming house regulations in my area that prohibits 3 or more unrelated people renting together.

But I've come to view it not as accounting software, instead as a mechanism for me to have visibility into the financial operations of my real estate holdings.

Like a few have mentioned, if you have purchased with new mechanics, the rehab items should last longer than the estimated 10 years (mechanics aside from water heater, although the water heater could last beyond 10) making repair costs less than the 10-15k number within that span. 

What happens to the EMD is in the contract... and since there are agents involved whatever OP is dealing with will likely be governed by the scheme the local Georgia Realtor association stuck in the form contract.Of course, next time OP wants some other mechanism for EMD credit/default/forfeit/release to occur (certainly worth considering!)

I bring them in to help me close the mechanics of a deal but in the process, I expect for them to be able to share their opinions about areas, prices, and various other things they see in dealing with real estate day in and day out for years.
