@Steve Olafson   Good Friend of mine is the GM of the company that owns that race they make a ton of dough with these race's  if the BP folks understood how much money was in orginaizing these types of races you would see a fleeing from RE  LOL

So, I spent last night in bed with my mind racing, wondering if they would accept the offer, how to fit a 3rd bedroom into this 1900 sqft 2/2, and running through the list of all the repairs needed.   

I work in the corporate world right now, and I would give anything to get out of the infamous Rate Race.  

It may just be excess land for an existing home, again, zoning, anyone want a horse and a barn?

When I was 25 years old I raced along every tight rope cliff edge - taking advantage of the fact that things generally go well, and while holding the view that the future was infinite.  

To be honest , until recently I did not think that real estate was a viable solution for getting out of the 9-5 rat race.

If you try to find properties first, that's the cart before the horse, you'll spend time looking for and hooking up properties that other investors in your area may have no interest in.

Think: 4th of July weekend, Del Mar horse racing season, etc.

This isn't a race to the bottom. 

The race is currently on between software companies offering professional services to individual landlords for free.
