Deposit doesnt get returned till the property is vacated and broom clean and penalties for damages or late rents are deducted.You need to talk with the boyfriend, see if he plans on renewing lease on his own or vacating. 

Sometimes, the property is not sellable, and you will have to finish his job.

Looking for everything from basic framing to electrical to finish carpentry. 

I have a 3024 sqft house where a rehab was started, but never finished. 

@Alfie Park  You are several years late if you want to get "in at lower price" and certainly if you want to be cash flow positive in western Collin County.

I am still learning about REI (a little late to this party, I should've been learning about it much sooner) but it seems like OOS would be our best bet for monthly cash flow. 

Part two is, what are your thoughts on finishing basements.
