Higher end homes  it will create a spillover effect, the buyer who cares  may think they did not use  plywood where else did they skimp and then it may matter.  

That’s not going to be effective.What is effective is…“You know Mr. seller the good thing is that if you rent this place out you will enjoy working with your tenants collecting the rents and all that right?

Your ability to modify a loan, your cost of capital, the effectiveness and price of your due diligence, etc.

I have not seen a situation where the agent agreed to lower the commission and have it effect the sales price.  

Last year i got engaged in another developing project a residential condo, i signded contract during designing stage for 52sqm 1 bedroom apartment, which is to be finished by the end of this year, also interiors and furnishing is up to me.

I don't think it will have much effect on residential, but generally speaking it's a city headed in a decent direction. 

BUT there can be an issue with the proverbial "cold-water sandwich" in a larger home but I have a fix that has worked effectively.

The lease should specify what happens in a "sale" and how it effects tenants. 

In high-end properties small decisions can radically effect your sq/ft costs.
