DFW is exactly the same way.It's honestly a very difficult time to make money in investing.

Hi @Matthew Gwin,Without example numbers, risk tolerance and the state of the market you are looking to invest in it's pretty difficult to say. 

It's too difficult making assumptions using the 50% rule since a 1900 built Victorian quad and a 1980's built quad are inherently going to experience different issues.

It is difficult finding a line of credit for a substantial amount if one has little experience.

But you can still find something in that price range, just maybe not close in.The problem that I see with your plan is that it may be difficult to figure out how much you can afford to pay each month for a mortgage without knowing how much you'll be making at your next job.  

It was very dangerous and difficult to remove from the foundation of the house.

It will be interesting to see how difficult it is to get approved and how much of a pain FINRA is to deal with.  

This could be easy/inexpensive (if there's unfinished space below) or it could be difficult/expensive (if there's finished space below).

I do some of this myself but don't always want to, or have time to, and I'm getting to a portfolio level that makes remembering every house more difficult.
