John's group actually helps them to improve their credit over the lease term.Ideally, you are marketing for both sellers & buyers at the same time, and hopefully can build up a list of interested buyers so when you find a L.O. seller you can make a quick match and put the two together.

If this tenant had signed an estoppel saying that they paid a security deposit only, then they'd have no case to raise a claim for last month's rent now.

The banks would need to pay that rate to keep deposits going into the bank and remain profitable by lending money out at higher rates.Some non-bank lenders might hold out for longer periods of time but the rates might be 100 to 150 basis points higher on the rate.

I invest in tax deed properties in Ohio, which has a slightly unusual system in that if you 'win' a property at auction, you only have to pay a deposit on the day (usually around 10%), and the full amount is not due until the sale is confirmed by the court (ohio is a judicial state), which is usually a few weeks later.This is sort of like having a property 'under contract', when you would normally go off and try to get funding for the rehab / a buyer etc.
