The difference between how these percentages are calculated aren't really material and can be adjusted through the hourly pay rate.The biggest difference between the two methods is the administrative burden.

In simplistic terms -  chasing leads basically means speaking to the sellers, meeting them at their property, pulling comps, negotiating with them, updating our database, following up, placing property under contract, etc.
