Hello-We are in the process of closing on a SFH in Livonia, close to Inkster and 96 (not on Inkster but a few blocks off).

They are such a pain at the end of the year lol.Do you guy calculate supplemental property taxes into your flips profit and loss for exact number or do you say "f it" because you know your gonna make a decent profit, and just pay it when it comes. 

STL has a ton of great neighborhoods but it's also notorious for being very block by block and a location one or two street in the wrong direction can make a huge difference.

We tried to block the $500 but the bank said we could not. 

Pasco's prices are considerably less than Tampa or St Pete and it's a very easy area to invest in for a few reasons:- Majority of buildings are 1970s or newer and block (don't buy frame in Florida if you like appreciation)- Very easy to comp for both rents and sale price to make sure you're getting a good deal.

They're not supposed to block your ADU from being built but can chime in on the design. 

Take the property a block of two off the water and have a slight view, it is down around $200-225/night.
