I think the bookshelf looks better and people will put more than books on it too if they don't have any so it will get decorated.

If it is that, then just replace the old one with a new one you should be good to go. 

I've seen a few folks make that kind of jump, and it's not as off-the-wall as some might think.

With house hacking, there is a simple rule in my opinion: The more uncomfortable you're willing to live, the better the numbers can work, the more comfortable you need to live, the less the numbers will work. 

The market price at the time was $325K and I purchased it for $208K free and clear.
